Custom Home in Missoula Montana For Sale

This is one of the most beautiful homes I've ever constructed. Modified from a David Gardner plan, it has one of my favorite features, one not found in many homes in Montana, a screened-in porch! With over 4,650 sf, this home has some great features including: a billiard room, a formal dining room with a trayed ceiling and stunning faux finishes, a beautiful master suite with a steam shower and Aquatic 13 air-jacuzzi tub, two full-size gas fireplaces, venetian plaster drywall texture upgrade, cathedral ceiling with custom beams in the greatroom, rustic cherry cabinets, high-end Jenn-Air stainless steel appliances with custom features (refrigerator drawers, convection oven, french-door fridge), Hansgrohe faucets throughout, Kohler Villager cast-iron tubs, travertine tile, hand-scraped engineered-wood flooring, Stainmaster carpet, designer lighting throughout, and it is all wired by Vann's local electronics for a central internet/television/phone/security system with high-end speakers. WOW! I'm exhausted just writing it down! We also thought that it was important to install a highly efficient HVAC system because what is the good of having lots of square footage if you can't afford the heat or AC? We installed the highest efficiency Trane propane forced air system we could purchase. It has a constant air movement feature that makes it much more economical to run the propane heater. Additionally, it is supplemented with a "mini-split" system that is very popular in Europe and is gaining favor in the U.S. This system uses the difference in temperature in the air to generate heating or cooling down to 17 degrees. In other words, you're not going to be using your propane unless the mini-split can't utilize the air-source heat pump due to extreme temperatures. So, until the air temperature reaches 17 degrees, you are using only the electricity it takes to run the fan on the mini-split to heat or AC your home! It's an amazing system and will make it very easy on the utility budget. Another money-saver is the fact that this home has its own well and you won't have to pay to use the water from Mountain Water Co. At 25 gpm, from 147 feet, this will provide you with the water that Montana is famous for. The water on most mountain-sides in Montana has deep coloring, however, this water has shown almost clear since its initial clean-out. We also installed a water pressure system that is a significant upgrade from normal installations. This upgrade insures that your water will run at a constant 60 ppm at all times; this is a very necessary addition with modern appliances and it is an upgrade that some builders ignore to decrease costs, we did not! The outdoor living space is a big part of this stunning home. The screened porch and low-maintenance deck look out over the Bitterroot River in the Fall, Winter, Spring, and during the Summer, over the majestic cottonwoods that line its banks. You can walk to fishing if you're willing to cross Hwy 93 (it's an easy walk, really); and if you prefer, you can drive to some of the best fishing holes on the Bitterroot River in only minutes. If you like to hunt, four-wheel, mountain bike or simply hike through the northern white pines, as a resident, you have access to a trail that leads to public lands. Some large trophy white tails and even some elk have been harvested from behind this property! I am willing to landscape the property to the buyer's specifications, so plant some trees and enjoy your large, private backyard. I will also install a fence of the buyer's choice and install the underground sprinkling system as well. There is plenty of room on this generous half acre lot for a fire pit and a sizable garden, or just plant grass and go low maintenance! The property is zoned for commercial use because an early developer has a small wood mill next door and down the hill. The Tschida's have run their business from their home for many years and the zoning gives you an opportunity to run a small business without fear of repercussions from the neighbors or the county. The appliances and fixtures in this lodge-style home are second to none. The Jenn-Air appliance package includes a refrigerator that has the popular french-style doors with the freezer on the bottom. It includes in-door water and ice and has storage for large food trays while being highly efficient. Next to the refrigerator, we have installed two refrigerator drawers. I never seem to have enough room in my fridge, so I thought a couple more drawers would be ideal for the storage of fresh fruits and vegetables as well as hard to store items that may not be vertically oriented. Above this, in a custom-designed cabinet, is the 1,000 watt Jenn-Air microwave that has many upgraded features. The stainless steel Jenn-Air dishwasher has all the high-end features available including the stainless interior and the small spray valves that you find on most high-performance dish washers. It also came with specially-designed noise-reduction strips for quiet running and though the bedrooms are located far from the noise of the kitchen, it's nice to run your dishwasher after dinner without having to shout it down! We are installing a zero-radius, 15 Guage (remember, lower is better with this number) stamped, stainless steel undermount sink. We are also installing a hot-water dispenser, an item I think is absolutely necessary in a kitchen. I diverged from using the Jenn-Air cook top in favor of the Gaggenau modular burner system because I wanted to design a cook top that fit the way that most cooks work. Two of the two-burner Gaggenau modular units are being installed side by side with a 12,000 btu Gaggenau Wok burner that retails for over $1,200 to their right. Either of the two regular Gaggenau gas burner units can be replaced with a Gaggenau interior BBQ grill unit should the buyer want to move BBQing indoors. A cutting board insert in the granite completes this efficient work center. For baking and convection cooking options, we have installed a Jenn-Air double oven set with their newest convection cooking model on the top oven. This option, alone, will cut your cooking time in half for those holiday celebrations. A huge pantry and cozy breakfast nook faux-finished to look like a French cafe complete this area and I hope that a truly appreciative cook will purchase this house; it is, after all, designed for a discerning chef (or busy Mom). Main floor utilities are an absolute must in these busy times and we're installing a sink and counter top with a built-in ironing board for convenience. Off the utility room is the 2nd bedroom that has a gorgeous view out onto a mountain meadow. This relaxing view has turkeys, bald eagles, and deer as part of its normal repertoire. From the main floor, a stairway lit with accent lights and sconces, takes you up to the billiard and game room situated above the garage. Though the ceiling isn't as high here as in the rest of the home with its 9' ceilings, it is separately heated and air conditioned and has 4 windows to provide cross ventilation and views and makes for a very comfortable gaming area. You can put up to a 42" flat-screen T.V. into a built in area above the stairs that is wired for the central satellite control system and a music control is also built in here. The formal dining room features a trayed ceiling and faux finishes that will get the attention of your guests. There is ample room for your own buffet, or you can install custom cabinetry if you prefer. Rustic alder is used throughout the home and leads from the formal dining into a large entryway that features a stunning 8' arched front entry door done in rustic alder with rain-glass side lights and a peep-hole with iron embellishments that are noticeably unique. The home is wired for a security system of your choice and you can also install a system that will allow you to view your front entry area on your T.V. through a camera that would be installed over the front porch. We have not installed the security features ourselves because there are so many personalized options to these types of systems. We, instead, preferred to wait until the buyer made those choices for themselves. The entryway is characterized by a colorful light fixture in the tiffany, diamond ring style overhanging a travertine insert to the handscraped wood floors. The spacious entryway leads to a greatroom with a cathedral ceiling crossed beautifully by handscraped beams that add to an elegant but rustic flair. The greatroom features a ceiling high rock fireplace with high-efficiency propane fireplace featuring a remote control thermostat. Custom, built-in shelving facilitate storage and television viewing and add significantly to the ambiance of this Great room! You can access both the deck and the sun porch from this room and the lighting is designed to feature pieces of art and the rustic decor. A small powder room located off the hallway leading to the master features a Jacuzzi toilet, an antique vanity with granite top and vessel sink with an brushed nickel Hans-Grohe single spout faucet, a feature your friends will talk about. This hallway leads to the Master Suite that features a trayed ceiling and bay window. Speaking of windows: all the windows in the home are Timeline Vinyl windows, all sliders that can be pulled either up or down for unique ventilation and easy cleaning. A beautiful faux-finished wall and tray ceiling catch your eye on your way into the master bath. You have to pass his and hers walk-in closets to a door leading to a relaxing bathing experience. The "throne" here sits behind a pocket door and the large, arched window with obscured glass is the defining feature in this room. The shower is a steam-shower and has two sets of faucets to suite your mood. One is a large rain-head that can be pulled down to function as a massage shower. The faucet on the opposite wall is an adjustable massage unit and this side features body sprays. The tiling is custom and the detail is beautifully modern and relaxing. The master vanity is a modern, bench-style with a unique black with blue-fleck granite top with frosted blue-glass vessel sinks. Wall-style Hans-Grohe faucets sit below beautifully lit mirrors that light your face for easy make-up application or shaving. Plenty of storage behind the shower with shelving for all your towels sits next to the beautiful, supendous, Aquatic 13 air bubble tub. I love this tub! Custom tile with light blue-glass accents make this a modern, yet eclectic style that still fits with the rustic beam architecture. The paint throughout the house features custom faux features, but this room with its beautiful arched window, mocha paint with a striae finish is truly magnificent. All the bedrooms are HUGE! They all have monstrous closets that provide ample storage for the modern lifestyle. Each bedroom has a calming view (even the basement rooms) of some of Montana's most beautiful forestry and meadows with lots of wildlife. Though it sits in a forested valley, you won't be saddled with acres of woodlands to care for. The 1/2 acre size makes this ideal for those who do not want to spend their lives on yard work, yet you can have a firepit in the back yard or a small garden. So, you can get the environment without all the work! We built this house for someone who wants to enjoy the Montana lifestyle and have all the amenities but without the cost of running an expensive McMansion. With hiking out the back and fishing down the road; we hope, yes, even in this economy, to find someone who will appreciate the amount of thought and time we took to build this custom lodge-style Montana hideaway.
